It's been a long winter and wet spring. Take advantage of the rainy weather when buying a home by looking in the basement and yard when it's wet and rainy. Some problems can be cured by cleaning and repairing down spouts. Other problems aren't so simple. There's no reason to let a moisture problem stop you from purchasing your perfect home. If you qualify, there is a loan especially for homeowners that found the perfect home that isn't quite so perfect yet. An FHA 203K home loan gives you the opportunity to purchase a home that needs repairs to bring it to FHA standards. The FHA 203K home loan covers flooring, plumbing, furnace, A/C and much more. There are  bargains available to those that are willing to go through the extra work to accomplish their homeownership dreams. 

I have noticed lately that I am showing and selling more estates left to relatives by loved ones. If you have a home that was left to you and you think it needs cleaned out first, or you just don't have time to deal with it, please call me to come by and take a look. Many people looking to purchase a good deal don't mind cleaning it out themselves. Many people have luck with ebay to sell the items left behind. I can run a report to show us the locally comparable homes to come up with a price we hope will sell quickly. A lower priced home in a good neighborhood gets attention.

Typical home buyers mortgage with FHA loans. FHA requires a minimum of 3.5% for a down payment. The lending bank has an FHA appraiser go through the home and make sure it falls under the guidelines set for FHA loans. If there are things that do not pass the requirement there are options to get the home to pass the appraisal. If the home is owned by an individual we can ask them to make the repairs necessary-like replacing a broken window. If the home is a bank owned home there are usually problems. FHA has incorporated a rehab loan into it's loan program, the FHA 203K loan. That I mentioned earlier. The FHA203K allows FHA financing for a home that needs rehab work done by approving the repairs at the time of the FHA appraisal by having a certified contractor write up quotes for the repairs needed. Then FHA loans you the money for the repairs at the same time as the loan for the mortgage. Of course there are stipulations that we can discuss as the situations arise. I have provided a link .

Have you ever heard of a HUD home? A HUD  home is government owned rather than bank owned because a HUD home is a foreclosure of an FHA (gov't backed) loan. HUD appraises a home and puts it on the market at a low competitive price that is open to "owner occupants only" for the first 10 days to give the average person a chance to compete with investors. HUD also gives allowances toward repairs on an FHA 203K loan.
